Benefits of Sealcoating...

Sealcoat seals the top of the asphalt, preventing water and oil from penetrating the surface of the pavement. Asphalt should be sealed 90 days after installation, and every 2 to 3 years, depending on exposure.

Sealcoat protects the top layer of asphalt from oxidation and wear caused by sun and air exposure.

Sealcoating also beautifies the pavement providing a smooth, black, even surface ideal for painting lines and sweeping.

Oxidation causes the asphalt to dry and become brittle, leading to erosion of the top layer of fine particles and the appearance of larger stones and cracks on the surface.
